What we are doing to upgrade our website to improve accessibility and security for customers.

Business rates revaluation

The Valuation Office Agency (VOA) regularly updates the rateable values of all business and other non-domestic properties (properties that are not just private homes) in England and Wales. This is called a revaluation.

Rateable values are the amount of rent a property could have been let for on a set valuation date. For the 2023 valuation, that date was 1 April 2021. We use these rateable values to calculate business rates bills.

Revaluations are carried out to reflect changes in the property market. This means that business rates bills are based on more up-to-date information.

The next revaluation will apply from 1 April 2026.

Finding your rateable value

You can find your business rates valuation on the GOV.UK website.

This estimate is based on Wales' 2022 to 2023 multiplier and small business rates relief. The multiplier will be updated for 2023 to 2024, before business rates bills are sent, and may result in a change to the estimate shown.

2026 revaluation

From 1 April 2026, a new rateable value will apply. You can visit the GOV.UK website to:

On the GOV.UK website, you can estimate your future bill once Welsh Government have confirmed details of new multipliers and any reliefs in Wales.

Contacting the Valuation Office Agency

The VOA is responsible for the valuation of your property. You will need to contact the VOA for all queries about your rateable value. For example, if you:

  • think your rateable value is too high, or
  • need to tell them about changes to your property.

You will need to set up a business rates valuation account on the GOV.UK website.

We are responsible for anything to do with your business rates bill.

If you think your rateable value is too high

Whilst the VOA look into your request, you must continue to pay your business rates as normal until they have made a decision.

Changes to your property

The VOA may accept your changes and update the current and future valuations.
