The SAB pre-application service is a discretionary service offered to discuss your site’s drainage requirements and the information that needs to be submitted with your full SAB application.
We strongly recommend that developers consider early engagement during the conceptual design/pre-application phase in order to minimise cost, reduce delays to development, avoid any future amendment to site layout plans, and ensure that proposals are in line with Welsh Government’s statutory standards.
The benefit of the pre-application package will be dependent on the level of information that is provided to the SAB officer. Key information that would be beneficial for productive pre-application discussion includes:

Details of ground conditions and any site investigations completed

Details of site topography
-
Details of existing watercourses and site boundaries

Details of any sensitive environments that could potentially be impacted by the development
- Assessment of
existing flood risk from all sources
- Plan identifying the existing impermeable area (if previously developed)
- A drainage catchment plan for the existing and proposed development
- Details of natural overland flow routes
- A statement of compliance with the National Standards and Principles
It is strongly recommended that you engage with a suitably qualified engineer to assist in the development of your site proposals.

We will provide these discretionary services within 28 days of submission of documentation and associated fees. Full fees are to be paid up front, and are non-refundable. VAT will also be charged on discretionary services.
