How long does it take?

Planning decisions:  The time it takes for a decision to be made depends on the type of planning permission you have applied for.

Typically we aim to decide applications within 8 weeks but applications subject to an Environmental Impact Assessment have a 16-week target date.

A planning decision is usually valid for five years, unless your planning permission has a specific time limit on it. You have five years from the date it is granted to begin work. If you haven't started work within five years, you may need to reapply or apply to extend the permission before it expires. If you need to do this, you must use a Removal or Variation of a condition application form. Please contact us if you further advice.

Appeals: If your planning permission application is rejected we would encourage you to try to negotiate an amended scheme rather than submit an appeal.  Read more about appealing a planning decision.

The Planning Portal website has complied a table of average timesExternal link opens in a new windowfor different types of appeal to be decided. This is usually around 15 to 30 weeks.

Please note that all times are a general guide only, each stage of the planning process is decided on an individual, case-by-case basis and lots of different factors could change the overall time it takes for a specific decision to be made.  For more information, please contact us:
